How do I book?
You can book all properties direct by the booking system on our website or by emailing: admin@warkworthluxuryholidays.co.uk
Alternatively, all properties can be found on Airbnb and VRBO.

Are the properties child friendly?
Beatrice Cottage, Riverwalk Cottage and Topiary Cottage are all suitable for children and infants. Please note we do not provide travel cots at any properties. If you would like a highchair to be provided for your stay please notify a member of the team before your stay. Being older properties the stairs are steep in parts and there are no baby gates at the top or bottom of the stairs.
Parents bringing very young children should be aware of this when considering a booking at Beatrice, Riverwalk or Topiary Cottage.
Children must be supervised at all times.
Oriel House is not suitable for children under the age of 5 years unless agreed in advance by the owners. This is due to the property being designed with adults in mind and various items of freestanding furniture at the property.
Are any of the properties dog friendly?
We are delighted to introduce Riverwalk Cottage, our first dog friendly cottage in the village. Riverwalk Cottage will be available from April 2026 onwards and two well behaved dogs are most welcome.
Beatrice Cottage, Topiary Cottage and Oriel House are all strictly pet free properties.
Can I book direct?
To book direct please click the Book Now button next to the property you wish to book. Alternatively, please email your enquiry via our ‘Contact us‘ forms at the bottom of each property webpage.
Where do I pick up the keys?
The keys to all properties are located inside the secure key safes at each property. Your unique key safe code is sent via email following settlement of the final booking balance.
What time can we arrive and what time do we have to check out?
Check-in time is anytime from 4pm onwards on day of arrival unless an earlier check in is arranged with the owner.
On day of check out guests are kindly asked to vacate the properties by 10.30am.
We kindly ask heating and lights to be turned off. Please ensure you have all your belongings before leaving the cottage, that the external doors are locked and the key is returned to the keysafe.
If we arrive early can we drop off our bags?
Guests are welcome to drop bags off prior to check in, guests are kindly requested to please contact us to arrange this prior to doing so.
Is there free parking?
Parking is available in the free parking bays along the river bank outside Beatrice and Topiary Cottage.
There is additional free on street parking directly outside the pedestrian archway that leads to Beatrice and Topiary Cottage however please, where possible, utilise the parking bays to allow for local residents to park directly outside the houses.
There is free onstreet parking in the bays directly outside Oriel House. Please park considerately for local residents.
Guests can unload outside Riverwalk Cottage before heading down the lane to the River to the parking bays along ‘The Stanners’ road. The lane outside Riverwalk Cottage is narrow guests are advised to assess the lane before travelling down the lane in their vehicle.
What is included in our stay?
Included in your stay:
* All bed linen and towels.
* Refillable toiletries, mini soaps and toilet rolls.
* Tea towels, cleaning cloths, cleaning products.
* Cooking oil, milk, salt & pepper, tea, coffee, sugar.
* Tassimo Coffee machine, with complimentary coffee pods.
* A complimentary bottle of wine.
* Starter pack of logs and kindling, matches and firelighters. (Beatrice & Riverwalk only)
* Free unlimited Wifi.
* Selection of DVD’s, book and games.
Are there any extra charges for gas, electricity, fuel for log burner, etc?
Gas, electricity and hot water are fully included in the nightly rates. At Beatrice & Riverwalk cottage, an initial starter basket of logs, firelighters and kindling are provided for your stay.
Further supplies can be purchased by you, locally, at ‘The village store’ in Warkworth or Amble garages.
If you would like an extra supply of logs to be delivered prior to your arrival, please contact us and we can arrange extra logs at an additional charge of £12 per sack.
There is a cleaning fee additional to the nightly rate at all properties, these charges vary between properties.
Is it possible to have the cottage cleaned, linen and towels replaced part way through our stay?
For stays of two weeks the housekeeper will attend the cottage to change the bed linen, towels and to carry out a light clean after the first 7 days of your holiday. The housekeeper will visit the cottage between 10.30am and 3pm.
If you would rather not be disturbed during your stay please just let us know, or if you would prefer an extra set of linen and towels be provided, this can be arranged.
Alternatively, if you would prefer that the housekeeper arrived on at a specific time or a different day please let us know.
If you would like any cleaning carried out during your stay (apart from the mid-stay clean for 2 week holidays), or any additional linen provided, please request this by calling the owner or stipulate at time of booking. There will be an additional cost of £60 for this clean. If there are any other housekeeping requirements during your stay please just let us know and we will try to accommodate.
What if something goes wrong during my stay and the cottage requires maintenance?
Contact details for the owner and their second emergency contact are provided in the Guest Information booklet located in lounge of the cottages.
Please use these contact details to report any maintenance problems encountered and all reasonable endeavours will be made to resolve the problem as quickly as possible.
You are kindly requested to leave the door key in the key-safe if you leave the property, so the appropriate maintenance personnel can gain access to the cottage in your absence so as to resolve the problem.
Please note all maintenance personnel are checked and vetted. Please note if you do not agree to or allow access to the owner or maintenance personnel in order to resolve the issue being experienced, then it is deemed you do not require any assistance and as a result no complaint will be entertained.
Is there any children/baby equipment at the cottage?
For example: highchairs, travel cot, etc?
We do not provide travel cots at any properties. If you would like a highchair to be provided for your stay please notify a member of the team before your stay. No other baby equipment is provided at the properties unless arranged directly with the owner prior to your stay. A selection of children’s DVDs and games are available at the cottages. Please feel free to bring any baby equipment that may require during your stay.

We’ve booked the cottage for a special occasion. Can we add extras?
At all of our properties nothing is too much trouble, whether it be champagne chilling on arrival, the log burner going at Beatrice Cottage, fresh cut flowers or a decorated cake. Feel free to contact the owner to arrange any additional extras to be added to your booking. We will strive to arrange any extras that would help perfect your stay.

What is the guidance following the COVID-19 pandemic?
Please be assured we continue to work in accordance with the latest government guidelines relating to COVID-19 and continuing to implement strict enhanced cleaning protocols for each changeover.
Following the pandemic we are still taking extra special care to continue to achieve our ‘sparkling clean’ status from our guest reviews and to santise the cottages in accordance with government guidelines relating to COVID-19.
